The Call That Changed How I Think About Zigbee
Last June, I got the go-ahead to retrofit a 30,000-square-foot office building with smart lighting controls. My boss said, “Make it modern, but don't blow the budget.” Classic. As a procurement manager for a mid-sized electrical contractor (we do about $1.2M in lighting controls annually), I've learned that the cheapest quote is almost never the cheapest total cost — and this project was about to teach me that lesson all over again.
If you've ever had to choose between a full Leviton room controller setup and a mix of cheaper Zigbee devices, you know the struggle. Here's what happened, what went wrong, and what I'd do differently.
Background: The Project Setup
The building was a typical 1990s office — dropped ceilings, fluorescent troffers, lots of private offices and open plan areas. The client wanted:

The Decision: Going with Leviton Room Controllers + Zigbee
I chose Leviton for a few reasons: their room controllers had built-in Zigbee mesh routing, the motion sensor light switch manual showed clear wiring diagrams, and their tech support actually picked up the phone. I also liked that Leviton's Zigbee devices are certified by the Zigbee Alliance, which meant better interoperability — or so I thought.
I ordered 35 Leviton RR-15Z-1RW room controllers, 20 motion sensor switches (model RLS-M1-1RW), and 5 scene controllers. Total spend: about $14,200. The project timeline was 6 weeks, including commissioning.
The First Wobble: Zigbee Range Reality Check
Installation went smoothly — the electricians loved the easy-to-read motion sensor wiring diagrams in the Leviton manual. But during commissioning, we hit a wall. The open office area was about 150 feet long, and the central Zigbee coordinator (a Leviton Z-Wave/Zigbee bridge) was in the IT closet at one end. The controllers at the far end kept dropping off the network.
I said to the Leviton support engineer: “I thought Zigbee could go 100 meters line of sight?” He corrected me — or rather, he politely explained that the official Zigbee Alliance specs (zigbeealliance.org) state typical indoor range is 10–20 meters, up to 30 meters with clear line of sight. But the room controllers, while they do participate in the mesh, have limited routing capability. The motion sensors, I later learned, are end devices — they only send data, not relay it. I discovered this when the electrician said, “The four sensors in the east conference room only see the coordinator when I hold the ladder near the ceiling.”
We were using the same words but meaning different things. The Leviton motion sensor light switch manual clearly says “end device (sleepy) — does not route,” but I'd skimmed that section. Result: three days of debugging, two more range extenders, and a lot of frustration.
The Outcome: +12% Cost, but a Rock-Solid Network
In the end, we got the network stable. The client has been happy — they can manage all zones from the Leviton app, and the motion sensors cut lighting energy by 41% in the first month. Total project cost ended up about 12% over my original estimate. But if I had factored in proper range planning, that number would have been dead on.
Here's what I learned that I'll use for every future project:
- Don't assume Zigbee range. Plan for 15 meters indoors, and test early. Use the floor plan to map out coordinator and extender positions before ordering.
- Check the manufacturer's specifications. The Leviton room controller manual and motion sensor manual are well written — but only if you read them thoroughly.
- Total cost of ownership includes commissioning surprises. The $1,140 I spent on range extenders and extra labor was avoidable had I spent one hour on a proper wireless site survey.
- Beware cheap alternatives. One of the reasons I stuck with Leviton is that their Zigbee implementation is robust. I later tried a third-party Zigbee switch to save $12 per unit — it took 20 minutes to pair and dropped the connection every time the HVAC cycled. That short-lived experiment cost us $400 in labor and troubleshooting, and we swapped them out for Leviton anyway.
Final Thoughts: Efficiency is Competitiveness
My experience is based on about a dozen mid-scale commercial lighting projects with Leviton and Zigbee. If you're working on a tiny retrofit or a giant warehouse, your mileage may vary.
