Leviton Lighting Controls: A Buyer’s Breakdown After a 14-Building Retrofit
Here’s the conclusion before the whole backstory: the most valuable device in our lighting retrofit was a motion sensor switch that costs about $30. Not the app. Not the voice assistant. Not the building automation dashboard we were quoted. A wall switch that turns the lights off when nobody’s in the room.
I’m a procurement manager for a facilities company, which means I buy and track electrical supplies for 14 commercial buildings—offices, warehouses, and a few retail showrooms. I’ve been doing this for six years, and I’m not an electrical engineer. I don’t interpret code, and I don’t design lighting layouts. I do understand what invoices say after the novelty wears off.
When I audited our 2023 lighting costs, the invoices said we were spending about $128,000 a year on lighting electricity. Somewhere around a quarter of that was lighting rooms that were empty. So in early 2024, we split the fix into two phases: first controls, then fixtures. Total project cost was roughly $88,000. In the first full year, lighting electricity dropped about 30%, and we spent about $7,000 less on replacement lamps and maintenance. That’s a payback just shy of two years—which, in my spreadsheets, is a win.
I want to focus on the control phase, because that’s where I see people making the expensive mistake.
Start with the rooms that are empty
Everyone asks, “What’s the best smart switch?” The better question is, “Which rooms are the problem?” A private office used three hours a day doesn’t need to be part of your smart system. It needs a sensor.
We installed 84 Leviton motion sensor light switches in bathrooms, storage rooms, private offices, and part of the warehouse. They do one thing: if the room is empty, the lights go off. That one thing accounted for most of our savings.
What surprised me was the setup detail. The Leviton motion sensor light switch manual mattered more than I expected. Default delay times aren’t right for every room, and sensitivity needs adjusting depending on the fixture layout. Our electrician set the time delay longer in offices and shorter in storage rooms, and we walked each room in test mode to confirm coverage. If you’re comparing bids for a similar project, ask your electrician to include commissioning time in the quote. A motion sensor that’s installed but never set up correctly is just a light switch that behaves unpredictably.
Where the Leviton WiFi light switch actually earned its keep
I have mixed feelings about Wi-Fi switches. On one hand, remote scheduling is genuinely useful. On the other, most people in our buildings still just use the physical switch. The app is not a reason to put a Wi-Fi switch in every room. It’s a reason to put one in about 15–20% of rooms.
Our 18 Leviton WiFi light switches went into conference rooms, training rooms, break rooms, and a couple of back offices—places where the use schedule changes, or where a manager wants to turn something off from a desk without walking across the building. In those rooms, the Wi-Fi switch earns its price tag.
Here’s my caution from this project: don’t “future-proof” by putting Wi-Fi in every switch. I almost did. The logic was, we might want app control someday. Then our network provider had an outage, and a conference room’s light wouldn’t respond to the app. It still worked as a normal switch, but the facility manager was annoyed. I realized then that a Wi-Fi switch is only as reliable as your network. If that network isn’t solid, you’ve created support tickets, not convenience.
So the rule I use now: if the room just needs automatic shutoff, buy a motion sensor. If someone genuinely needs remote control or scheduling, buy a Wi-Fi switch. Those are different decisions.
LED panels and spotlight fixtures: where the rest of the savings showed up
The second phase was straightforward in concept, but harder in practice. We replaced old troffer fixtures in offices with LED panels, and swapped outdated halogen track heads in the showrooms for LED spotlight fixtures.
Most buyers focus on the fixture price. The question I’ve learned to ask is: what happens when a driver fails in month 14? Is the driver replaceable? Is it a standard size? Is the fixture actually UL listed, or is it “listing pending”? Because a cheap panel LED can look amazing on a quote and then cost you a service call and a whole-fixture replacement three years later.
I’ll be straight: I’m not a lighting designer, and I don’t claim to be. We compared fixtures using spec sheets, ran a quick mock-up in one office, and asked our electrician for an opinion before ordering. The mock-up is where we caught a color temperature that made the space look like a parking garage. Nobody notices a good lighting retrofit. Everyone notices a bad one.
LED strip connectors: a small part that made me look stupid
“How to use LED strip connectors” sounds like a question for a DIY forum, not a procurement lesson. But it became one.
We use LED strips for display shelf lighting and a couple of reception signs. There was a period where we ordered strips from one supplier and connectors from another, because the connectors were a little cheaper. The pins didn’t line up with the strip contacts. What followed was a shelf light that flickered, two service visits to chase it, and a box of connectors we threw in the trash. The connectors cost us maybe $70. The service time and replacement parts cost closer to $600.
So now our rule is boring and effective: order the exact connector recommended for the strip, keep one spare in the maintenance cabinet, and don’t let the savings on a $1.50 part create a $200 problem. (Note to self: measure strip width before ordering, every single time.)
When not to follow this plan

Rooms that need to stay lit—security or life-safety areas—obviously shouldn’t have their lights cut by an occupancy sensor. And office layouts with lots of partitions can confuse a sensor’s field of view; that’s why we tested before we scaled up. If your building has a flaky network, skip the Wi-Fi switches and stick with sensors. If you’re in a leased space, check whether you’re allowed to change the switches before you invest in a system your landlord may not want.
I also know where my own authority ends. I can compare total costs and chase a payback period, but I’m not the person to tell you whether a high-end retail display needs a lighting designer. Sometimes the right response to a “great deal” is to call in someone who does this full-time. The vendors who know their limits are the ones I trust with the rest of the project.
