Leviton WiFi Dimmer vs Zigbee: A Facilities Buyer’s Guide to Lighting Controls and Surge Protection
There isn’t one right way to spec lighting controls. I’ve been managing purchasing for a 140-person software company since 2021—roughly $180K a year across 12 vendors—and I’ve bought Leviton products in almost every configuration: WiFi dimmers for conference rooms, Zigbee switches for open workspaces, and a panel-mounted surge protector we installed after a nearby lightning strike took out two network switches.
The question I get asked the most is: “Which is better, WiFi or Zigbee?”
It’s the wrong question. Asking whether WiFi or Zigbee is better is like asking whether a sedan is better than a pickup—it depends on who’s driving and what they’re hauling. The right first question is: what does your building look like, and what are you trying to accomplish? The answer follows from there.
Let me walk through three scenarios I’ve worked through, then a quick framework for deciding which one you’re in.
Scenario A: Small Office, Under 25 People
If your office is in the under-25 bracket, the Leviton WiFi dimmer route is my recommendation. The Decora Smart WiFi dimmer (we used the D26HD-2RW) doesn’t need a hub, runs on your existing network, and the app is simple enough that I’ve watched non-technical employees figure it out without a manual.
Why does WiFi work at this scale? For a start, there’s no hub to maintain, which means one less box to fail. Installation is quick—about 15 minutes per switch once the electrician is on site. Voice control works without extra hardware. And realistically, you’re looking at six to ten devices, which any decent router handles without breaking a sweat.
For surge protection at this level, point-of-use protectors are enough. We use good strip-style units on the network rack, the reception computer, and the office printer. A surge protection panel doesn’t pay for itself when you’re protecting a few hundred square feet.
(For residential readers: even a home spotlight setup—the kind of accent lighting you see in renovated kitchens and galleries—lives in this scenario. Don’t overbuild. A WiFi dimmer is the right amount of simple.)
Scenario B: 25–150 People, with a Realistic Growth Path
Here’s where the conventional wisdom breaks down. Most people, when they grow, just buy more WiFi dimmers. It worked at small scale, so it’ll work at larger scale, right?
Not really. And this is one of those things you don’t see coming until you’re in the middle of it.
From the outside, adding more WiFi devices looks like a simple scaling problem. The reality is that your office network—designed for laptops, phones, and printers—is suddenly serving 40+ IoT devices that all want the router’s attention at once.
We hit this during our 2024 office expansion. The first floor was running on WiFi dimmers. As we added more, lights started ignoring commands, the app started timing out, and our IT manager was not amused. I said “let’s expand the smart lighting system.” The vendor heard “just add more of the same WiFi switches.” The mismatch surfaced when we audited the network and traced the congestion back to the switch group.
That forced a decision. Keep replacing WiFi switches one at a time and hoping for the best, or cut over to Zigbee? The upside: a system that would actually support our growth. The risk: a weekend of rework, an equipment bill finance had to approve, and making me look bad to my VP if it went wrong. I kept asking myself whether network stability was worth the immediate chaos. It was.
Because once you cross roughly 25–30 smart devices, WiFi moves from “fine” to “a problem.” Three things about Zigbee won me over: mesh networking distributes the load (each switch relays messages instead of fighting your laptops for bandwidth); local control keeps lights working even if the internet drops; and it scales to 100+ devices without the congestion typical WiFi setups hit.
But pay attention to Zigbee versions—this is one of those details that bites you later. Zigbee Home Automation 1.2 and Zigbee 3.0 don’t automatically talk to each other. If you’re buying today, get Zigbee 3.0 certified devices. Leviton’s Decora Smart Zigbee line (the DZ6HD-1BZ is the dimmer we used) is Zigbee 3.0, which means it interoperates with other 3.0-certified controllers from other manufacturers.
This is also the scale where a Leviton surge protection panel starts to make sense. We installed the 51120-1 panel-mount unit during our service upgrade. The panel itself was a few hundred dollars in parts—don’t quote me on the exact figure, pricing varies by supplier—plus electrician time. Compare that with the two fried network switches a lightning strike cost us: $2,400 in replacements plus a weekend of data migration. The panel is UL 1449 listed, and honestly, it should have been installed years earlier.
The tradeoff for Zigbee: you need a hub or controller, and you’re now managing a mesh network rather than simply pairing devices over WiFi. If you don’t have any technical appetite in-house, that alone can justify staying on WiFi longer. That’s a valid call. But know what you’re trading away.
Scenario C: Multi-Site or Major Renovation
Two or more locations, or a gut renovation? The game changes again. You’re no longer buying individual switches—you’re designing a lighting control platform.
Scene controllers become important here. Leviton’s DZS15-1BZ is a good example; you can program room presets, central scheduling, and coordinated lighting scenes across a whole floor. And this is the point where I’d bring in a systems integrator early, rather than trying to piece it together and fixing issues afterward.
I want to say this is a DIY play. I like building things myself. But after going through a multi-floor integration, the reality is that a three-location deployment with 400+ employees is a different animal. Our integrator caught mistakes I’d absolutely have made: switch grouping errors, a corridor with inconsistent radio coverage, and a panel where we’d undersized the surge protection.
For surge protection at this scale, install panel-mounted SPDs at every distribution panel and use point-of-use protectors for critical hardware. Belt and suspenders. And if you’re renovating, this is the moment to think about whole-building spotlight and accent lighting integration—because the same scenario logic applies: individual spotlights on a few circuits are simple, but a coordinated lighting design is a platform decision.
How to Tell Which Scenario You’re In
Here are the five questions I run through when I’m helping someone figure this out:
- How many people and how many rooms? Under 25 people and fewer than 10 rooms that need lighting control? You’re Scenario A.
- What does your network actually look like? If you’re on a single ISP-provided access point and nothing else, WiFi smart devices will make a fragile network worse. That leans you toward Zigbee even at a smaller size.
- Who’s going to maintain this? If someone on staff can troubleshoot and reboot things, WiFi scales a bit further for you. If nobody owns it, choose the option that needs the least babysitting.
- Are you growing? If you plan to double your space in two years, start with Zigbee now even if you’re small. Rework costs more than planning. I overbought on WiFi before our expansion, and I paid for that in both equipment costs and a full weekend of rework.
- What’s your tolerance for weird failures? WiFi devices occasionally need a reboot or a re-pair. Zigbee failures are rarer, but they’re more involved when they happen. Pick the annoyance you can live with.
A rough rule: if you’re at 25–30 smart devices, revisit your decision. That’s the inflection point I’ve seen more than once.
On Specialization (and What a Good Vendor Won’t Sell You)
After five years in this role, one thing stands out: vendors who know their limits are rare, and they’re worth keeping.
A facilities guy once asked why we couldn’t order a Can-Am light bar for the maintenance vehicle through our electrical distributor. “They sell electrical stuff, right?” They do. And they were the ones to say: “That’s not our line. Here’s a supplier who specializes in vehicle lighting.” That honesty is a big part of why we’ve kept the account.
Same logic applies when you’re buying for your own facility. I trust Leviton for lighting controls, wiring devices, and surge protection—they’ve been at it for over a century, and the products hold up. But if someone needs vehicle lighting, or theatrical fixtures, or something else outside that scope, the right move is to find a specialist, not to stretch a generalist into a place they don’t belong.
Specialists know their boundaries. That’s not a limitation—it’s the feature that keeps you from getting a bad product from the wrong supplier.
