Why I Picked Leviton Decora Smart WiFi Dimmers and Outlets Over a Third Reality Zigbee Switch Package

It was a Tuesday morning in March 2024. The client’s operations director was looking at sample boards in our conference room, and she said something I’ll probably repeat for the rest of my career:

“If this lighting feels cheap, the whole office feels cheap.”

I had a spreadsheet open in front of me showing a $2,800 difference between the budget smart lighting package and the Leviton package. I closed the laptop.

I didn’t fully understand the connection between a dimmer and a company’s brand until that moment. Now I do.

The project and the problem

For context, I’m a procurement manager at a 40-person electrical contracting firm. I’ve managed our lighting controls and wiring device budget—roughly $180,000 a year—for six years, negotiated with 20+ distributors, and documented every order in our cost tracking system. I’m the person who asks why the markup exists.

The project was a 12,000-square-foot office fit-out for a financial services client. The plan called for dimmable lighting in conference rooms, open office areas, and a lobby that was basically the client’s commercial. The client had a brand consultant in every finish review. That should have been my clue.

I pulled three quotes. One was for Leviton Decora Smart WiFi dimmers and Leviton WiFi outlets. Another was for a Third Reality Zigbee switch package. The third was a mix of generic WiFi switches that I won’t name because the brand doesn’t matter.

The Leviton package was about $2,800 more for 40+ devices. The Third Reality Zigbee package looked great line by line. Price data is from two regional distributor quotes in January 2025; verify current rates before you sign anything. That’s not a generic disclaimer. Pricing shifts, and this whole lesson is about what the quote doesn’t show.

Unit price is not total cost

Before the quotes, I read a lot of Leviton Decora Smart WiFi dimmer switch reviews. Most were from homeowners, not commercial buyers, but the pattern was consistent: setup was straightforward, the app responded quickly, and flicker wasn’t a common complaint. That mattered to me because “no flicker” is one of those subjective things people feel even when they can’t explain it.

The Leviton WiFi outlets had a similar profile. The facilities manager could see load data by outlet without buying a separate dashboard. That’s useful, but it also made the units more expensive than the simple switched outlets on the budget list.

The Third Reality Zigbee switch was the lower-cost option in the comparison. It’s not a bad switch. It’s built for the DIY smart home market, and for a homeowner who likes to tinker, it might be perfect. I’m not going to call it junk. But the phrase “built for tinkerers” doesn’t belong in a commercial office contract.

Zigbee vs. XBee vs. BLE: sorting out the alphabet soup

During this process, I had to keep three things straight: Zigbee, XBee, and Bluetooth Low Energy.

Zigbee is the protocol. According to the Connectivity Standards Alliance (csa-iot.org), Zigbee 3.0 was designed to create reliable low-power mesh networks across many devices. That’s why it shows up in lighting controls, sensors, and smart plugs. A certified Zigbee device should work with other certified Zigbee devices, but that assumes someone tested the combination. On a commercial install, I don’t want to be the test lab.

XBee is not Zigbee. XBee is a radio module family from Digi (digi.com) that can be used to build custom Zigbee devices, among other protocols. If I were designing a hardware product, I’d care about Zigbee vs XBee. As a contractor, I just need a finished product that passes inspection and doesn’t create a support ticket.

And then there’s Zigbee vs Bluetooth Low Energy. BLE connects directly to a phone and uses very little power, and it’s fine for a handful of devices. For lighting controls across a floor plan, I want a mesh designed for dense coverage. Zigbee’s track record in lighting is one reason it still appears in commercial specs. That’s not a knock on BLE—Bluetooth SIG has its own mesh spec (bluetooth.com), and BLE gets better every year. It’s a use-case difference. When the use case is forty dimmers, sensors, and outlets, Zigbee’s ecosystem is more established (Source: CSA, 2025).

The TCO model that finally made sense

The numbers said the budget option saved $2,800. My gut said the budget option would create callbacks. The upside was $2,800 in savings. The risk was losing a client who already mentioned a second location. I kept asking myself: is $2,800 worth potentially losing that relationship?

So I built a total cost of ownership model. It included:

  • Material cost, yes.
  • Labor for install and programming.
  • Spare units to carry in the truck.
  • An estimate of troubleshooting time based on previous projects.
  • A rough number for what a bad first impression would cost if the client didn’t renew their service contract.

The gap narrowed. It didn’t disappear. That’s the thing about TCO: it doesn’t always make the premium choice look cheaper. It just makes the risk visible.

Calculated the worst case: a callback, a bad client review, and no second project. Best case: I save $2,800 and nothing breaks. The expected value said go with the budget package, and the downside felt catastrophic. So I didn’t.

What we installed and what happened

We specified Leviton Decora Smart WiFi dimmers for the conference rooms and open office zones, and Leviton WiFi outlets for the rooms where load monitoring mattered. The install was clean. The app was intuitive enough that the facilities manager didn’t need a training call.

Did everything go perfectly? No. We had one outlet that wouldn’t re-pair after a network update. But the Leviton documentation was clear, and phone support actually picked up. That sounds small until you’re standing in front of a client with a meeting room that’s dark.

More importantly, the client noticed. Their customers didn’t see a spec sheet. They saw a space that looked sharp. The client’s post-occupancy survey scored our handoff 23% higher than the previous project where a lower-cost smart switch had been used. That comparison isn’t scientific, but it was real.

And then they asked us to bid on their second location. A $2,800 material premium suddenly looked like the best relationship insurance we’d ever bought.

The lesson: quality is a line item, not an abstract value

I used to think “brand image” was a marketing phrase that belonged in a client meeting, not in my procurement spreadsheet. Now I treat it as a line item. When a client’s customers walk through a space, the lighting is one of the first things they feel. If the dimmers hum or the switch feels flimsy, that feeling transfers to the company that built the space.

I still kick myself for almost letting unit price lead the decision (mental note: don’t do this again). If I’d put the client’s brand scrutiny into the model from day one, I’d have reached the same answer sooner. One of my biggest regrets is not asking them what “quality” meant before I built the quote.

Here’s what I’d tell another cost controller:

  • Compare total cost, not unit price. Include your own labor, spares, and callbacks.
  • Ask about the client’s perception early. Their customers will feel the difference even if it’s not on a spec sheet.
  • Don’t let the alphabet soup distract you. Zigbee, XBee, and BLE are tools, not verdicts. Choose the one that matches the support burden you can carry.
  • Read reviews, but don’t stop there. Reviews are directional, not contractual.

Leviton wasn’t the budget pick. I’m not going to pretend it was. But the project came in on budget, the client renewed the service contract, and I stopped getting calls about flickering lights. For a procurement person, that’s the real ROI.

The next time a vendor emails me a low price, I’ll still open the spreadsheet. I’ll just look at it from the other side of the table now.
